Recent Developments

New Vision recognizes that improving quality of life starts with addressing two major expenses: housing and transportation. Transit-oriented development (TOD) is a proven strategy for reducing both, offering significant economic, environmental, and social benefits. By focusing on development near public transit, TOD reduces the need for personal vehicles, lowers transportation costs for residents, and fosters more sustainable urban growth. Additionally, TOD enhances access to jobs, services, and amenities, contributing to a more connected and resilient community. In line with these principles, New Vision is partnering with the City of Brockton to revitalize the downtown overlay district, promoting healthy, sustainable urban growth that supports both the local economy and residents' well-being. Through this collaboration, New Vision is helping to build a future where housing and transportation are more affordable, accessible, and environmentally responsible.

One Nine Residences

Role: Developer/General Contractor

Status: Completed Q3 2023

One Nine Residences, conveniently located in downtown Brockton, is the latest historic redevelopment by New Vision Enterprise. The building, which had been vacant for over two decades, posed significant challenges for rehabilitation, requiring a careful and innovative approach. Thanks to the city's Downtown Revitalization Plan, New Vision was able to acquire, redevelop, and now manage this 26,000-square-foot property. The project not only involved restoring a historic gem but also navigating through a sophisticated capital stack, including the Housing Development Incentive Program (HDIP), Federal Historic Tax Credits (HTC), and State Historic Tax Credits (MA HTC). These funding mechanisms made it possible to bring this building back to life. Today, the property houses 20 residents and provides commercial space for Neighborhood Health Center's executive team, contributing to the area's revitalization and economic growth.

Stoughton Motel Conversion

Role: General Contractor

Status: Under Construction/Completion Q4 2025

In alignment with our commitment to community-focused development, we proudly partnered with Father Bill’s & MainSpring to transform the former Stoughton Motel into 24 permanent supportive housing units for individuals who have experienced homelessness. Each thoughtfully designed unit includes a combined bedroom and living area, a full bathroom, and a kitchenette—providing comfort and independence.

The development also features amenities that promote well-being and sustainability, including generous green space, on-site laundry facilities, and secure bike storage. This project exemplifies the power of collaboration with community development organizations to reimagine underutilized spaces into vibrant, inclusive neighborhoods.

Strategically positioned just steps from the commuter rail and anchored in the heart of downtown, the project leverages prime transit-oriented development potential. Designed with modern urban lifestyles in mind, the building features integrated co-working space, a fully equipped fitness center, and high efficiency mechanical systems-aligning with both sustainability goals and market demand of local residents. This development represents a key contributor to the broader revitalization and strategy of downtown Brockton.
